Document existing conditions, review relevant regulations & study constraints of the Three Corners sites. Review Comprehensive Plan, Vision Plan & input from prior committees. Map out Community Outreach Strategy during this period.
Kickoff Presentation to Vero Beach City Council - November 19, 2019 at 3PM
DPZ CoDESIGN comes before City Council and describe the overall process, procedures and meeting schedule for the project. The SpeakUpVeroBeach.com community engagement platform launches on this date.

Community meets with Andres Duany, DPZ CoDESIGN and their sketch artists at a variety of public workshops.

The committee reviews the draft report and confirms the selected scenario for Three Corner site.
Review of Master Concept Plan by Planning & Zoning Board – July 9, 2020
The Planning and Zoning Board reviews the draft report and provides a recommendation on the master concept plan as the Local Planning Agency for the City of Vero Beach based on consistency with relevant objectives and policies in the City’s Comprehensive Plan.
Review of Master Concept Plan by City Council – July 21, 2020
Presentation by Andres Duany, DPZ CoDESIGN of the master concept plan recommended by the Steering Committee. Discussion of need for a post-pandemic scenario. Master Concept Plan is not adopted.
Review of Post-Pandemic Plan by Steering Committee – July 31, 2020
Presentation by Andres Duany, DPZ CoDESIGN of a proposed post-pandemic plan; new plan recommended as the master concept plan by the Steering Committee.

Presentation by Andres Duany, DPZ CoDESIGN Andres regarding the design vision for Three Corners, which takes into account the new post-COVID realities. This design includes more fresh air, more green space, more naturally occurring social distancing using native trees and landscaping, and more outdoor dining. Review of Revised Master Concept Plan by City Council – August 18, 2020
Presentation by Andres Duany, DPZ CoDESIGN of the revised master concept plan (post-pandemic plan) recommended by the Steering Committee. Master Concept Plan is not adopted and further meetings and planning of the site is recommended before final decision.
